Manager's Corner

2010 is going to be a year of many upgrades, additions and exciting changes at Place St. Charles! The new owners of the property will spend $5 million this year to update and improve many facilities and amenities. The owners are long-term investors, fully committed to placing Place St. Charles in a class all its own in the New Orleans marketplace. Place St. Charles is by far the best "Place" to be. It is management's hope to minimize any disruption during tenants' normal business hours, with the majority of the work being completed after hours.

Amenities

Redefining the Place St. Charles Entrance

Place St. Charles is such a grand building, and the St. Charles Avenue entrance should reflect this grand quality. A contest of sorts was conducted with the participation of three local architects to redesign the main St. Charles entrance. The winner of this project should be announced by the end of April. In addition, the interior of the first floor will be renovated in conjunction with the St. Charles Avenue entrance in Phase I during 2010. Phase II, the exterior sidewalks and landscape, will be a 2011 project.

Bathrooms on Multi-Tenant Floors

Currently, the first "test" bathroom is under construction on the 14th floor. Although it has taken longer than anticipated to complete, the goal is to insure that the design is perfect and that everything functions seamlessly. Once all design issues are approved, the plan is to complete all multi-tenant floors that have not yet been upgraded.

Balcony Cafés

New signage has been added in the food court to assist guests in locating vendors on the 2nd floor. 200 chairs have been replaced, and revamping of the interior landscaping will take place in the next 30 days.

Parking Garage Lobby Floors

The finish on the 6th, 8th and 9th floors of the parking garage lobbies has been replaced in order to restore a brand new appearance.

Parking Garage Entry Sign

Beautiful new signage will be installed at the entrance to the parking garage. This identification sign will include a computerized reader board to relay vital information to tenants and visitors entering and exiting the facility.

New Security Camera System

While adequate, the current system of 15 cameras will be expanded to a total of 33 cameras throughout the common areas in the next 60 days; thereby doubling the security system currently installed at Place St. Charles.

Emergency Preparedness

The current website is being enhanced to include an emergency section in order to better communicate with tenants in the event of an evacuation. Satellite phones will be utilized by onsite personnel to insure lines of communication remain open at all times with the property. The goal is to have it operational prior to hurricane season 2010.
